Stage 1

Project Managers Role:

PRE-SITE WORKS:

* Supplying advise and direction during meeting with Architects, Engineers, Contractors and

other Consultants.

* Organizing permits, Fencing, Inspections and Abolishment’s for Demolition works when

needed.

* Providing required documentation for the application of Building Permit

* Completing and supplying the site with a OH&S Documentation folder.

* Assessing each site for possibility of additional charges due to site conditions and

investigating and organizing works where needed.


Stage 2

AFTER SITE START:

• Contacting and sending documentation to contractors and suppliers for quoting.

• Reviewing and assessing all relevant quotes and prices.

• Creating a project budget.

• Creating a BOQ and Purchase Orders using DataBuld Software.

• Creating Project spread sheet to maintain stage budgets and Accruals

• Communicating with Trades, Suppliers and Consultants to set project up.

• Communicating and applying for any council permits or approvals

• Controlling Project Schedule to ensure budget and claims are Completed on time.

• Liaising with Developer/s and Shareholders to supply project updates.

• Continuing to research better suppliers, prices and methods to cut the budget.

• Ensuring quality of the build throughout project.

• Inspecting Contractors and Suppliers Workmanship and products.

• Detailing design methods and processes.

• Contact with Building Surveyors though out entire project.

• Site meetings with contractors and suppliers where required.

• Approving suppliers and contractors’ invoices ready for payment.

• Overcoming site issues and problems.


Stage 3

• Creating and gathering all relevant information for Client Hand Over

• Client walk thru

• Liaising with owners regarding any issues

• Organizing all Maintenance trades and suppliers.

• Controlling and organizing Defect and warranties.
